Precision Insulation and Coatings

common roofing systems found in commercial buildings, warehouses, manufacturing facilities, retail centers, and office properties is a flat roof. A popular choice for large structures, it offers many practical advantages while being cost-effective. But these systems are not immune to damage and can experience issues due to weather exposure, aging, and foot traffic over time.

That’s why a basic understanding of commercial flat roof repair in Iowa is essential for property owners to make sound decisions when such issues arise. This can avoid costly damage and help your business run smoothly. In this blog, we will discuss the importance of a flat roof system and why it is crucial for your commercial building. So, let’s go ahead and read it out.

What is Commercial Flat Roof Repair?

Commercial flat roof repair is the targeted process of fixing leaks, cracks, and damage in flat roofing systems like EPDM, TPO, PVC, and metal, etc. It helps extend your roof’s life, improves energy efficiency, and protects your building from Iowa’s harsh weather without needing a costly replacement.

Some of its benefits are:

  • Increased life of the roof
  • Lower monthly heating and cooling bills
  • Stable indoor temperature
  • Enhanced energy efficiency

Why is It Necessary For Commercial Buildings?

Ignoring flat roof damage caused by weather, debris, or improper installation can lead to costly consequences like persistent leaks, structural deterioration, and increased energy expenses. That’s why timely repair is extremely important, as it not only prevents further damage but also maintains energy efficiency by maintaining proper insulation.

Advantages of Flat Roof Repair are:

  • Extends the Life of Your Roof: Proper flat roof maintenance can extend the life of your roof by delaying the need for a complete replacement. Damaged flashing, minor leaks, standing water, denting on metal roofs, etc. can result in the decreased life expectancy of your roof.
  • Ensure Business Continuity: If left unaddressed, roof leaks and damage can interrupt your business operations. Professional roof repair helps your commercial property remain functional and open for business.
  • Increased Property Value: A well-maintained roof can potentially increase the value of your property, making it more attractive in the market. Prospective buyers will appreciate the care you have taken, ensuring higher resale value and more profit.
  • Employee and Customer Safety: It reduces the risk of mold, water damage, and leaks, protecting the contents inside and people who work or visit it every day.  Avoiding roof maintenance can result in not only health and safety risks but also create legal implications.

Hire a professional roof coating contractor to get a strong return on the investment and avoid premature roof replacement.

Types of Commercial Roofing

There are various types of roofing systems, each designed to meet the unique needs of different commercial buildings and environments. These are described below:

EPDM Roofing Systems

EPDM stands for ethylene-propylene diene monomer. It is a synthetic rubber roofing membrane known for its longevity and weather resistance. This type of roofing is especially effective for large, flat roofs and offers reliable protection against leaks and other issues.

Metal Roofing Systems

A metal roofing system is highly durable and can withstand extreme weather conditions, including high winds and heavy snow. These are often chosen for their longevity, low maintenance requirements, and ability to protect the building’s structure over time.

TPO Roofing Systems

Thermoplastic polyolefin (TPO) is a cost-effective, energy-efficient system that provides strong protection against UV rays and heat. This type of roofing is lightweight and easy to install, making it a favourite for many commercial properties.

PVC Roofing Systems

A polyvinyl chloride (PVC) roofing system is valued for its energy efficiency, chemical resistance, and ability to reflect UV rays. It is often used on restaurants, factories, and other buildings where exposure to chemicals or grease is a concern.

Modified Bitumen Roofing

Known for their durability and flexibility, modified bitumen roofing systems are ideal for flat or low-slope commercial buildings. They offer excellent resistance to weather and foot traffic, making them a popular choice for many businesses.

Choosing the right commercial roofing is essential for protecting your building and ensuring its long-term integrity. Each of the above-mentioned systems has its own advantages, and the best choice depends on your building’s specific needs, location, and budget. Working with a professional insulation company in Des Moines ensures that your roofing system is expertly installed and maintained, providing lasting protection for your commercial property.

Warning Signs That Reflect The Need for Flat Roof Repair

Various signs indicate you need repair services to avoid major losses in the future. These are discussed below:

  • Water leaks and interior stains
  • Cracks, blisters, or bubbles on the roof surface
  • Sky-rocketing energy bills
  • Ponding water
  • Damaged flashing around HVAC, edges, roof penetrations, etc.
  • Mold growth or any unpleasant smell due to trapped water

If you witness any of the above-mentioned signs, seek commercial insulation services immediately to avoid costly damage.

Common Methods of Commercial Flat Roof Repair

Some of the common methods of commercial flat roof repair are:

  • Roof coatings: Roof coatings such as silicone, acrylic, elastomeric, etc. are applied over an existing roof to applied over an existing roof to seal minor cracks, reflect heat, and add years of life without full replacement; popular because they’re cheaper than tear-off.
  • Flashing repair: A huge share of commercial leaks originate at flashing (parapets, curbs, HVAC units, skylights), so resealing or replacing flashing is one of the most common repair jobs.
  • Infrared/moisture scanning:  Used diagnostically to find trapped moisture under the membrane before deciding whether to patch or replace a section.
  • Drainage correction: It is used for fixing ponding water issues (adding tapered insulation, clearing/adding drains) since standing water accelerates almost every other type of damage.

Tips to Extend Roof Life

A simple maintenance routine can enhance the overall efficiency of your flat roof. Here are a few tips to extend the roof life:

  • Regular buttress inspections
  • Keep drains and scuppers clear
  • Fix ponding water immediately
  • Remove debris regularly
  • Limmit foot traffic
  • Proper attic ventilation
  • Apply a reflective coating

These measures can help in increasing the shelf life of your roof.

Conclusion

A flat roof repair is important for commercial buildings because roofing problems rarely improve on their own. Small leaks, membrane damage, and drainage issues can develop into larger and more serious concerns if not treated properly. Understanding warning signs and taking protective measures immediately can save your building, facility, occupants, and operations.

Frequently Asked Questions

1. How do I know if my commercial flat roof needs repair?

Keep an eye out for water stains on your ceiling, cracks or bubbles on the roof surface, pools of standing water, and rising energy bills. If your HVAC units or roof edges look worn or damaged, that’s usually a sign flashing has failed, and water is getting where it shouldn’t. Catching these early almost always saves you money down the line.

2. What’s the difference between EPDM, TPO, and PVC roofing?

They’re all popular flat roofing options, but they suit different needs. EPDM is a rubber membrane known for holding up well over decades. TPO is lightweight, budget-friendly, and does a great job reflecting heat. PVC stands out for resisting chemicals and grease, which makes it a go-to for restaurants and factories. The right pick really comes down to your building type and budget.

3. How often should a commercial flat roof be inspected?

Twice a year is the general rule, once in spring and once in fall, with an extra look after any major storm or hailstorm. Iowa weather can be rough on roofs, so staying ahead of small issues before winter and after storms makes a real difference in how long your roof lasts.

4. Can a flat roof be repaired instead of replaced?

In most cases, yes. Things like roof coatings, flashing repairs, and drainage fixes can solve the problem without a full tear-off. Replacement usually only becomes necessary when the damage is widespread, or the roof has simply reached the end of its lifespan, so it’s always worth getting a professional opinion first.

5. Why does ponding water damage a flat roof?

When water sits on a roof for more than 48 hours, it starts breaking down the membrane, speeds up UV damage, and adds extra weight that stresses the structure over time. It’s one of the most common — and most preventable — causes of roof failure, usually fixed by clearing drains or correcting the slope with tapered insulation.

My husband and I moved into a new construction home on November 1st. We were not part of the building process; it was a quick move. We realized shortly after moving in that the garage was not insulated. I made some contacts with various insulation companies and Scott Todd was the only one that got back with me and assured me he could get the job done in a couple weeks. Scott stuck to his promise and did a great job. What stands out in my mind the most was how polite, honest and hard working Scott is. I’d definitely recommend his service for your insulation needs.

I discovered Precision while scrolling through FB. I’m very happy that I did. Scott arrived at my home within hours- not days, to discuss our insulation project. He provided me with some thoughtful education and advice prior to my decision. In the end, they did a great job and I would gladly use Precision again and highly recommend.

We wanted our garage to maintain a decent temperature during the winters and realized our ceiling was not insulated and heat was escaping as it was onlydrywall screwed into the rafters. Scott, the owner over and gave us several options as how to make it hold the heat in the garage along withadding some more structural stability to the rafters. Here are the options he gave us 1. R49 blown fiberglass 2. Spay foam 2" closed cell foam 3.. Both 1 & 2 blown fiberglass over the cell foam What I really liked about these options is how he said Why don't we start with one and go with the closed cell foam first. Let's see how that works and if you're satisfied we won't need to do anything else. If it's still not holding the heat you want then could come back and put some blown-in fiberglass on top. So far the heater that's set in the garage is set at 50° and it runs 5 minutes every hour where it used to run 5 minutes every 15 minutes in an hour. Note: before we had the insulation installed We also installed green hinges on our garage doors that make our doors air tight because they're spring-loaded. I would highly recommend Scott and Precision insulation and heating if you're looking for an honest, responsive owner who won't oversell you and is reasonably priced and extremely professional. Here are a few pictures of before and after.

Scott and his crew did an amazing job insulating our attic and the area above our garage using spray foam and blown-in fiberglass. We had plumbing above the garage that would slow down on extremely cold days, along with a few cold spots in the ceiling caused by gaps from poor original installation by the home builder. Since the work was done, those issues are completely resolved. The difference is noticeable, and we honestly wish we had done this sooner. I would highly recommend Scott and his company to anyone looking for high-quality insulation work.

I had Precision Insulation out to inspect my attic and evaluate temperature issues in my home. Their technician was extremely knowledgeable, thorough, and honest. He used thermal imaging to show exactly where heat loss was occurring and explained everything in a clear, straightforward way that actually made sense. What I appreciated most is that he didn’t try to upsell anything or push unnecessary work. His recommendations were practical and realistic for my situation, and the findings aligned perfectly with what I was experiencing in my home. It’s rare to find a contractor who takes the time to educate you, answers every question, and is genuinely focused on what’s best for the homeowner. Highly recommend Precision for insulation evaluations and honest expertise. I felt confident and informed after the inspection, which is exactly what you want when dealing with home performance issues.
