Top Signs You Need Concrete Leveling Des Moines Iowa for Uneven Floors

Precision Insulation and Coatings

Cross your patio or driveway and notice a slight depression under your feet. At first, most homeowners shrug it off. However, this tiny bunion doesn’t stay tiny. Concrete slabs in Des Moines move more than people realize, given the hard ground in the area in winter and the soaking it gets during spring. When the early signs of concrete leveling in Des Moines, Iowa, appears before a slab breaks or sinks, more is better than the expense of a complete tear-out and replacement.

This guide explains what causes the unevenness of your concrete in Central Iowa, the warning signs to look out for, and how an expert concrete leveling company can help you get your surfaces level and safe again without making an excavation.

What Causes Uneven Concrete in Des Moines Homes

Concrete doesn’t sink for no reason. Something underneath it is moving, and in Iowa, that something is almost always the soil.

Iowa Soil and Weather Play a Big Part

Central Iowa sits on a mix of clay-heavy soil that expands when it’s wet and shrinks when it dries out. Add in a freeze-thaw cycle that runs from November through March, and the ground under your driveway, sidewalk, or garage floor is constantly shifting. A few common causes stand out across Des Moines properties:

  • Poor soil compaction when the concrete was first poured
  • Water pooling near the foundation and washing soil out from under the slab
  • Tree roots pulling moisture from the ground near a walkway
  • Repeated freeze-thaw cycles that create small voids under the surface
  • Heavy vehicles or equipment parked on a driveway not built to hold that weight

Once a void forms underneath, the slab has nothing left to rest on evenly. That’s when you start noticing the slab tilt, crack, or drop on one side.

Signs You Need Concrete Leveling in Des Moines, Iowa

Some signs are obvious. Others are easy to miss until they turn into a bigger repair. Here’s what to watch for around your property:

  • A slab edge that has dropped compared to the section next to it
  • Water pooling in the same spot after every rain
  • A garage floor that slopes toward the door more than it used to
  • Cracks running along one section of a driveway or sidewalk
  • A porch step that no longer lines up evenly with the door
  • Trip hazards where two concrete sections meet unevenly
  • Gaps forming between the concrete and your home’s foundation

If you notice two or more of these around your property, it’s worth getting a professional opinion before the problem grows. Left alone, an uneven slab often develops new cracks each freeze-thaw season, making the eventual repair more expensive.

How Concrete Leveling Works

Concrete leveling doesn’t mean ripping out your driveway and pouring a new one. The process raises the existing slab back to its original position by filling the void underneath it.

Foam Injection vs Mudjacking

Two methods are common in the industry, and it helps to know the difference before you hire anyone:

  1. Mudjacking uses a cement-based slurry pumped under the slab through drilled holes. It’s an older method, and it works, but the material is heavy and can take longer to cure.
  2. Polyurethane foam injection uses a lightweight expanding foam pumped through small holes, about the size of a dime. The foam expands within minutes, fills the void, and lifts the slab back into place. Because the foam weighs a fraction of what mudjacking slurry weighs, it puts less stress on the soil that’s already struggling to hold the slab.

Foam injection has become the preferred method for most residential jobs because it’s faster, the holes are smaller, and the surface is ready to use again within an hour or two rather than days.

Why Des Moines Homeowners Choose a Local Concrete Leveling Team

Not every contractor who advertises concrete leveling actually specializes in it. Precision Insulation & Coatings has worked across Des Moines and Central Iowa for over 15 years, handling everything from driveway and sidewalk leveling to full commercial slab repair. The same team walks your property in person, marks where the voids are likely forming, and explains the plan before any work begins.

A few things worth asking any contractor you’re considering:

  • Do they use foam injection, mudjacking, or both?
  • How long has the company worked in the Des Moines area specifically?
  • Will the same crew handle the inspection and the installation?
  • What’s the warranty on the leveling work?

A contractor who answers these clearly, without pushing you toward the most expensive option first, is usually the safer choice.

Concrete Leveling and Home Insulation: A Connected Problem

Uneven concrete rarely shows up alone. If your garage floor has dropped or your foundation area shows separation, it’s worth checking what’s happening above ground too. Gaps that let soil shift below the slab often let outside air move through the walls and framing above it as well.

When Uneven Floors Point to Bigger Issues

Precision Insulation & Coatings also works as a spray foam insulation company in Iowa, and the two issues often show up on the same property visit. A few examples we run into regularly:

  • A garage with a sloped, cracked floor that also has little to no wall insulation, making it hot in summer and freezing in winter. Garage insulation contractors in Iowa often find both problems on the same job.
  • A home with foundation-area concrete settling that also has poor home insulation in Des Moines, IA, letting conditioned air escape near the same area where the slab has shifted.
  • Crawl spaces near a sinking patio slab that also need moisture control, since water movement under the concrete is often the same water finding its way into the crawl space.

If you’re already having your concrete inspected, it costs nothing extra to ask your insulation contractor in Des Moines to take a quick look at your attic, garage, or crawl space while they’re on site.

Cost and Timeline for Concrete Leveling

Every property is different, but most residential concrete leveling jobs in the Des Moines area are completed in a single day. Foam injection jobs usually finish faster than mudjacking, and the surface is typically ready for foot traffic within an hour and vehicle traffic within a few hours.

Addressing settled slabs early also helps prevent uneven concrete from becoming a bigger safety hazard, reducing the risk of trip hazards, water pooling, and additional damage to nearby sidewalks, driveways, or foundations.

Pricing depends on the size of the slab, how many injection points are needed, and how deep the void underneath has become, which is why an in-person inspection gives a far more accurate number than a phone estimate.

Final Thoughts

A sunken driveway or cracked patio slab is rarely just a cosmetic issue. It’s usually a sign that the ground underneath your property has shifted, and that same movement can affect your foundation, garage, and even your home’s insulation over time.

Catching it early with proper concrete leveling keeps small problems from turning into expensive repairs down the road. If you’re in the Des Moines area and have noticed a slab starting to tilt, sink, or crack, getting a free on-site inspection is the fastest way to find out exactly what’s going on underneath your property.

Frequently Asked Questions

When is it necessary to level my concrete rather than replace it?

When the slab is still intact (no major cracks that run through the concrete, leveling is almost always the more cost-effective solution. Replacement is typically reserved for broken and crumbled slabs with structural problems.

Can concrete leveling be done permanently?

The lift is permanent only if the soil issue (such as drainage or erosion) is dealt with along with it. This is because a proper inspection will examine the cause of the void – not just the sunken slab.

Concrete leveling in Des Moines takes about how long?

Driveways, patios, sidewalks, and other residential projects are typically completed in a few hours or a day, depending on the size of the project.

Is it possible to do concrete leveling during the winter months?

Yes, but very cold or frozen ground may have an impact on the process. Des Moines contractors will plan their work around the freeze time to ensure that the material sets properly.

Is concrete leveling covered by insurance?

It depends on the cause of the trouble. Settlement resulting from normal soil movement is not usually covered, while damage resulting from a specific covered event such as a burst pipe is sometimes covered. Check with your provider.

My husband and I moved into a new construction home on November 1st. We were not part of the building process; it was a quick move. We realized shortly after moving in that the garage was not insulated. I made some contacts with various insulation companies and Scott Todd was the only one that got back with me and assured me he could get the job done in a couple weeks. Scott stuck to his promise and did a great job. What stands out in my mind the most was how polite, honest and hard working Scott is. I’d definitely recommend his service for your insulation needs.

I discovered Precision while scrolling through FB. I’m very happy that I did. Scott arrived at my home within hours- not days, to discuss our insulation project. He provided me with some thoughtful education and advice prior to my decision. In the end, they did a great job and I would gladly use Precision again and highly recommend.

We wanted our garage to maintain a decent temperature during the winters and realized our ceiling was not insulated and heat was escaping as it was onlydrywall screwed into the rafters. Scott, the owner over and gave us several options as how to make it hold the heat in the garage along withadding some more structural stability to the rafters. Here are the options he gave us 1. R49 blown fiberglass 2. Spay foam 2" closed cell foam 3.. Both 1 & 2 blown fiberglass over the cell foam What I really liked about these options is how he said Why don't we start with one and go with the closed cell foam first. Let's see how that works and if you're satisfied we won't need to do anything else. If it's still not holding the heat you want then could come back and put some blown-in fiberglass on top. So far the heater that's set in the garage is set at 50° and it runs 5 minutes every hour where it used to run 5 minutes every 15 minutes in an hour. Note: before we had the insulation installed We also installed green hinges on our garage doors that make our doors air tight because they're spring-loaded. I would highly recommend Scott and Precision insulation and heating if you're looking for an honest, responsive owner who won't oversell you and is reasonably priced and extremely professional. Here are a few pictures of before and after.

Scott and his crew did an amazing job insulating our attic and the area above our garage using spray foam and blown-in fiberglass. We had plumbing above the garage that would slow down on extremely cold days, along with a few cold spots in the ceiling caused by gaps from poor original installation by the home builder. Since the work was done, those issues are completely resolved. The difference is noticeable, and we honestly wish we had done this sooner. I would highly recommend Scott and his company to anyone looking for high-quality insulation work.

I had Precision Insulation out to inspect my attic and evaluate temperature issues in my home. Their technician was extremely knowledgeable, thorough, and honest. He used thermal imaging to show exactly where heat loss was occurring and explained everything in a clear, straightforward way that actually made sense. What I appreciated most is that he didn’t try to upsell anything or push unnecessary work. His recommendations were practical and realistic for my situation, and the findings aligned perfectly with what I was experiencing in my home. It’s rare to find a contractor who takes the time to educate you, answers every question, and is genuinely focused on what’s best for the homeowner. Highly recommend Precision for insulation evaluations and honest expertise. I felt confident and informed after the inspection, which is exactly what you want when dealing with home performance issues.
